Appraisal Reviews are reviews of previously completed appraisal reports for accuracy and completeness. They are used to provide a picture of the original appraiser?s data and sources and can be used to support the appraiser?s methodology and conclusions.
Lenders, underwriters, and investors typically use Appraisal Review products for pre-funding conditions or for post-closing quality control audits.
Appraisal Review Products
Desk Reviews (2006):
Standard Desk Review: The Review Appraiser forms an opinion, based on the content of the report only, as to the adequacy, completeness, and methodology utilized by the appraiser.
Enhanced Desk Review: Standard Desk Review is performed plus an independent comparable search.
Enhanced Local Desk Review: Enhanced Desk Review plus the review appraiser is licensed in the subject?s state and is familiar with the local market trends.
Field Reviews (2000): An experienced Review Appraiser performs either or both exterior and interior inspections on the subject property and reviews comparable sales utilized in the appraisal report.
VeriCert: VeriCert validates subject and comparable data, confirms appraiser has a valid license, and provides a quality score within 24 hours.
