PRODUCTS AND SERVICES
Lien Priority Insurance Products From First American
Everest Land offers lien priority insurance products from First American Title Insurance Company which insure that the validity, enforceability or priority of the recorded mortgage or deed of trust has not been diminished or lost by reason of the loan modification.
Mortgage Priority Guarantee (MPG)
- Available in 46 states including the District of Columbia
|
- Issued on loans with a principal balance of up to $1,000,000
|
- Recording of modification not required
|
- FHA/HUD will reimburse the actual cost of both title and/or endorsement
|
- Additional services include property reports, report grading and review, and recording services
|
- Balloon Mortgage Priority Guarantee (BMPG) is also offered for balloon loan modification
|
ALTA Policy & Endorsement
- Mainly offered in Florida, New York, New Mexico, and Texas, where the MPG is not available

- Single-point-of-contact service and central location for ordering, quoting, and delivery via web based tracking system

- Tracks down the previous insurer and coordinates the endorsement with the issuing title office

Signing Services WebSigning
Everest Land provides an electronic platform for customers to review and sign their unrecorded loan modification documents through a secure website. The electronic signature is as valid and enforceable as a pen and paper
signature. Our clients have one of the following methods to initiate WebSigning:
- Conventional Method: Individual upload of loan document into the WebSigning platform. Upon borrower signature of the loan documents, documents are eVaulted and sent electronically.

- Pre-load Method: Pre-load orders and loan documents in bulk. Provides a real-time, unique user name and password for the borrower to complete the signature process.

Mail-To-Borrower
Everest Land provides nationwide direct mailing of the loan modification document to the borrower for signing. This includes next day courier service to the borrower and a prepaid envelope for the return of the signed modification.

Property Reports / Lien Reports
Everest Land provides a uniform report format which allows quick, efficient reviews and reduces human errors. Our automated order tracking system and electronic product delivery provides quality control for property reports and improves turnaround times.
Services include:
- Standard property report consists of the name of vested owner of property, situs address, plant date, legal description, property tax status and property assessed value, completed chain of assignment information or the subject security instrument, and open voluntary and involuntary liens.

- Limited property report consists of the name of vested owner of property, situs address, plant date, legal descriptions, property tax status and property assessed value, completed chain of assignment information or the subject security instrument and open voluntary liens.

- 5,15,and 25 year chain of title services includes all information contained in a standard property report in addition to all open and closed voluntary mortgages and deeds of trust for the last 5/15/25 years.

Recording Services
Everest Land offers nationwide recording services of loan modification documents. Services include:
- Filing of real estate documents for recordation in all 50 states

- Review documents for original signatures, dates, notary acknowledgment, reference to real property, and county requirements

- Includes recording/filing fee (additional fees ? i.e., recording taxes, penalty fees, etc., not included in price)
